摘 要
随着国际竞争日益激烈，企业的财务可持续增长问题受到广泛的关注，在现代经济社会中，房地产业横跨生产、消费、流通三大领域，涉及众多的行业，在国民经济体系中处于基础性、先导性和支柱性的地位，对国家的经济发展起着重要的作用，能够推动城市开发，进行现代化建设，带动相关产业发展，促进经济增长，增加财政收入。 在企业总体资源有限的情况下,一味地追求规模的扩大、资产的扩充、销售的高速增长,结果并不一定是企业价值的增加,反而有可能大大减少企业的现金流量,从而降低企业的营运能力与偿债能力,使得企业陷入困境。财务资源、能力及信息是实现财务可持续增长管理的基础。企业要实现财务可持续增长,就必须要有一定的财务资源、能力及信息。财务资源数量的多少,直接决定财务可持续增长速度的上限;企业财务行为活动能力的强弱,影响企业财务资源效能的发挥,并最终影响财务可持续增长率;财务信息的完整性、及时性及透明度,是确保企业财务决策活动正确的前提条件。万科企业股份有限公司是房地产行业的龙头企业，通过对万科企业股份有限公司的财务可持续增长的分析，找出影响其财务可持续增长的主要因素，分析万科企业股份有限公司存在的问题，提出相应的解决建议，为其他房地产公司提供借鉴。
